Real Estate Manager Inditex Belgium / Luxemburg

ZARA (INDITEX) IS LOOKING FOR A REAL ESTATE MANAGER BASED AT OUR BRUSSELS CORPORATE OFFICE.

Responsible for analyzing and identifying new locations and subsequently negotiating leases for new and existing retail sites. Is responsible for studying the BELGIUM and LUXEMBURG retail market and proposing new locations to expand the retail footprint. Leverage relationships across the commercial real estate industry to identify opportunities for Inditex 7 brands. Travel to potential sites to study the market focusing on criteria in line with the Company's mission and corporate development standards.

RESPONSIBILITIES:

• Develop business cases within Inditex’s expansion plan strategies, in relation with commercial, financial, HR dpt and CEO.
• Thoroughly comprehend business’ vision and strategy and study the BELGIUM and LUXEMBURG market according to the Zara (INDITEX) Real Estate philosophy and policy.
• Build strong and collaborative relationships within Landlord, developers, agents, broker agencies, retail tenant, etc.
• Travel to potential sites in the BELGIUM and LUXEMBURG and study the market using demographics and physiographic and relevant criteria as set out by the company’s policy to ensure that they meet development standards.
• Meeting with Landlords regarding negotiation and renegotiation of existing leases.
• Negotiate LOI (letters of intent) with Leasing Agents, Brokers, and Landlords.
• Collaborate and work with the Financial Director on financial statement spreads, collateral, and cash flow analysis for all Zara stores and Inditex brands.
• Update rent rolls, monitor store sales and negotiate new leases and leases renewals.
• Work with the Legal Department and service liaison between Inditex’s Attorney and Landlords.
• Prepare feasibility studies to qualify the economic viability of potential sites.
• Liaises with the Design dept. and outside architectural firm, to ensure that proper documentation and development is secured for each site.
• Annual budget preparation, CAM reconciliation and monthly financial review for each store

EXPERIENCE AND QUALIFICATIONS:

• Bachelor’s Degree in Real Estate, Finance, Accounting or Business Administration
• Prior Commercial Real Estate management experience (min. 5 years)
• Good level of MS Office (Excel, PowerPoint)
• Languages: Fluent in French, Flemish and English (Spanish is a plus)
• Highly organized and able to work in fast paced environment
• Results oriented with strong communications skills
• Analytical skills
• Flexible to travel (including international travel)
